Panel discussion at the Nippon Paint "Forward Reinvent" event, featuring industry experts discussing architectural challenges. Speakers include Ar. Ellina Rahman, Ester Goh from Nippon Paint, Ar. Anthony Lee Tee, and Ar. Ts. Iqbal Tan. The event focuses on innovative solutions in design and construction.

KUALA LUMPUR, 26 September 2024 – Nippon Paint (Malaysia) Sdn. Bhd. (“Nippon Paint”) in collaboration with Pertubuhan Arkitek Malaysia (PAM) and Architect Centre, successfully hosted the Forward Reinvent Seminar focused on Defeating Design Demons: Navigating the Unseen Challenges in Architecture, drawing over 300 industry professionals, including developers, architects, quantity surveyors, and engineers. The event focused on upskilling industry stakeholders and discussing challenges in the Malaysian architecture landscape to mitigate these issues, ultimately contributing to the creation of more durable, sustainable, and high-quality buildings throughout Malaysia.

Building defects are often due to poor workmanship, faulty materials, and design flaws. The seminar addressed these concerns by sharing innovative techniques and best practices to minimise such problems, potentially saving the construction industry millions of ringgit annually. Moreover, with Malaysia’s urban population projected to increase to 80% by 2030, there is a heightened demand for better construction practices to support the country’s rapid urbanisation.

The seminar featured prominent speakers, Ar. Ellina Rahman from DP Architects, Ar. Anthony Lee Tee from Architect Centre and Ester Goh, Senior Manager of the Project Division of Nippon Paint, provided actionable insights into key challenges facing the construction industry.

Ar. Ellina Rahman, an expert in complementary architecture, highlighted some of the realities of the architecture industry: “As industry professionals, we have to juggle between material limitations, compliance codes, and, more often than not, a fluctuating client brief. Managing these variables while protecting the integrity of the building is no easy feat, but it is highly pertinent in ensuring a design remains functional, safe, and timeless.

“Maintenance is another component we need to take note of to address issues like deterioration or water leakage in rooftops. The job may not be glamorous, but it requires foresight, planning, and collaboration with skilled contractors and engineers. Ultimately, architecture is an evolving process, having to ensure our creations stand the test of time while achieving the vision in place.”

Prioritising Material Science and Long Term Solutions

Ar. Anthony Lee, a leading voice in the Malaysian architecture scene, pointed out that comprehensively tackling the root cause has to be prioritised as opposed to fixing the topline solution. For example, a leakage issue at the top slab can lead to cascading problems, requiring extensive and costly repairs.

“By investing in proper waterproofing and high-quality materials from the beginning, we can avoid the time-consuming and expensive process of fixing moisture-related problems down the line. This includes adopting the right formwork (temporary or permanent moulds used to shape and support concrete until it hardens) to avoid excessive plaster thickness. Collaboration with engineers is imperative in addressing this issue and ensuring the accuracy of material science throughout the construction process.”

Anthony also encouraged young architects to take on Alteration & Addition (A&A) projects. “A&A work often requires complex structural adjustments, such as navigating existing cables, curtain walls, and fire safety issues. However, this is where architects develop critical problem-solving skills that make future new construction projects far easier to manage. Remember, architects are not just designers but master builders. Design innovation is key to driving both progress and sustainability in our industry.”

The Importance of Refurbishment Projects

The seminar also focused on refurbishment projects, particularly in the urban areas. With limited land for new developments, many old buildings are undergoing restoration, adding new complexities to the construction process.

Ellina shared, “In refurbishment projects, we often awaken what we call ‘sleeping demons.’ For instance, old systems that are functional but outdated require upgrades, such as adjusting pool depths or dealing with water issues that the original design did not account for.”

Nippon Paint has vast experience in tackling refurbishment challenges. Through its Total Coating & Construction Solutions (TCCS), the company has successfully collaborated with developers, architects, and contractors on over 100 new and refurbishment projects. Some of these include Sky Oasis Residence and Impiana Hotel in Johor, Setiawalk in Selangor, CIMB Hub in KL, and more.

Crowd engaging with Nippon Paint's waterproofing solutions display, featuring various applications for wet areas, including bathrooms, balconies, and swimming pools, highlighting Nippon CEM products for effective waterproofing and tiling systems.

Water Intrusion: A Silent, But Dangerous Threat1

Water intrusion remains a prominent pain point in many projects, which causes 40 per cent of all building-related issues, with the seminar panel emphasising that poor construction methods can lead to long-term legal and financial constraints.

Although roofs represent only about two per cent of construction costs, water intrusion contributes to over 70 per cent of construction litigation, with roof failures and their consequences frequently at the core of these disputes.

Ester Goh addressed systemic issues in high-rise projects, particularly the 90% failure rate in rooftop waterproofing due to improper installation. She explained that waterproofing is often treated as an afterthought during construction, which can lead to issues such as ponding and even sinkholes.

“Once the waterproofing layer is damaged, it can lead to costly repairs, affecting not only the structure but also causing disputes between contractors and developers, or in worse cases, leading to litigation issues. Continuous waterproofing throughout the construction process is vital to prevent such problems.

“Solving waterproofing issues requires more than just quality products; it requires integrated solutions. Nippon Paint’s comprehensive approach ensures that our solutions address not just the materials but the entire process, from preparation to application, to achieve long-term results.”

A Compatible System from Bare To Finish

Ester further elaborated on how environmental consequences across various industries are often overlooked, whether it’s chemical exposure, temperate fluctuations or static electricity. Nippon Paint’s flooring solutions cater to a broad spectrum of applications, from industrial settings like automotive centres and manufacturing facilities to sports courts and parking structures:

  • To prevent cracking from rapid temperature changes, Nippon Paint’s thermal shock-resistant flooring maintains structural integrity.
  • In high-tech environments like semiconductor plants, anti-static flooring safeguards equipment by preventing electrostatic discharge, creating a safe work environment.
  • For sports facilities, Nippon Paint offers flooring with optimal shock absorption and slip resistance, enhancing safety and performance.
  • Car park solutions are built to endure heavy traffic, resist oil spills, and provide long-lasting protection.

Ester shared: “We’re also proud of our Anti-Efflorescence system, the first in the region to offer a warranty. It uses advanced water-repellent (hydrophobic) technology to prevent water seepage and reduce surface cracks caused by harsh weather. This helps keep walls free from salt deposits, ensuring the building’s integrity and aesthetic for longer. Efflorescence is more than just an aesthetic concern; it signals potential moisture problems within the walls. If left untreated, these issues can lead to severe defects, such as fungus and mould growth, as well as paint blistering and eventual deterioration of the surface.

“At Nippon Paint, we’re committed to delivering total compatible system solutions that prioritise both quality protection and beautiful finishing in every project.”

Mr. Chen Lee Siong, General Manager of TU Business at Nippon Paint, said, “This seminar highlighted crucial complexities within the industry, which demand continuous learning and adaptation from construction professionals to ensure the durability and functionality of their projects.

“We also want to hear from industry veterans on deeper issues faced by the industry to tailor our solution to meet any rising demands, contributing to the advancement of construction practices in Malaysia.”

Nippon Paint Pioneers Refurbishment of Malaysia’s Ageing Buildings with Industry Experts

A roundtable discussion between Nippon Paint, REHDA, MIPFM, RISM, PAM and real estate experts on the challenges faced with preserving and refurbishing existing structures amidst safety and energy efficiency concerns

Group photo of Nippon Paint executives and team members in a modern office setting, showcasing collaboration and leadership in the paint industry. The image highlights a diverse group of professionals dressed in business attire, emphasizing Nippon Paint's commitment to innovation and teamwork.

SHAH ALAM, 15 July 2024 – Nippon Paint (Malaysia) Sdn. Bhd (“Nippon Paint”), hosted a pivotal roundtable conference on the Sustainable Refurbishment of Ageing Buildings with industry leaders from the Real Estate and Housing Developers’ Association (REHDA), Malaysian Institute of Property and Facility Managers (MIPFM), Rahim and Co International Estate Agency, Royal Institution of Surveyors Malaysia (RISM), the Malaysian Institute of Architects (PAM) and Nippon Paint Malaysia. The aim was to address the key industry challenges related to refurbishment in finance, regulation, and sustainability.

The average lifespan of a high-rise apartment or office is estimated to be 50 to 60 years. As buildings age, they no longer meet current building codes, energy efficiency, and safety regulations. It is estimated that two-thirds of Malaysia’s existing buildings will remain until 2050, and the need for refurbishment and modernisation is dire.

Tay Sze Tuck, the General Manager of Nippon Paint Malaysia, remarked, “As buildings age, they inevitably experience deterioration, which is made worse by neglect and environmental factors. Insufficient upkeep threatens the building’s stability and diminishes its market value. We believe that rejuvenating aged properties opens avenues for growth, benefiting both residential and commercial properties to create a mutually beneficial scenario for all parties.”

A Mindset Change is Required – Recognising the Importance and Value of Maintenance

Sarly Adre Sarkum, the former president of PAM, expressed concern, stating, “A significant issue within our Malaysian culture is the low emphasis placed on maintenance. Despite the existence of regulatory bylaws, aligning older buildings with current standards remains a challenge. Our investigations into several ageing structures have revealed substantial water leaks and neglected air conditioning systems, leading to prolonged energy and financial losses that may have taken place (for years).”

The panel also expressed frustration over waterproofing issues, which have become a major pain point among Malaysians. Developers need to offer a two-year defects liability period by law, but waterproofing problems frequently surface in the third year due to poor workmanship and the quality of products used.

Tay added, “I cannot emphasise enough the importance of maintenance. For example, 80% of building defects are caused by waterproofing issues, which lead to problems such as water leaking, mould, and structural damage, which can endanger occupants. If left unattended, the damage is irreversible. Most water leakage starts from rooftops, and the truth is that many Malaysian buildings have poor waterproofing due to improper waterproofing system, incorrect thickness, subpar workmanship and lack of proper application knowledge. Therefore, during refurbishments, we often do inspections to ensure effective waterproofing solutions are in place.”

“Our Total Coatings & Construction Solutions (TCCS) employs innovative Refurbishment Solutions with waterproofing technologies which have undergone research and development with our counterparts in China,” he continued.

Easing financial constraints and investing in quality construction materials

The biggest issue with refurbishment is the cost, especially for private buildings, where the bottom line must be considered.

Ishak Ismail, president of MIPFM, emphasized that JMBs and MCs need to explore alternative sources of income rather than solely relying on maintenance fees and government incentives. Initiatives such as renting out rooftop gardens, creating co-working spaces within the building, or leasing advertising space on the properties could potentially provide a steady flow of funds. The panel added that developers and building owners should reconsider cost-saving features, such as investing in warranties and quality construction materials that offer a ten-year lifespan instead of a five-year lifespan.

As a one-stop construction solutions provider, Nippon Paint’s innovative Refurbishment Solutions stated that the general rule of thumb is that it is better to prevent than to constantly refurbish. Repainting works, such as Nippon Paint Weatherbond® Series, offer up to fifteen years of protection against harsh weather with Quartz and Fibra Technology, while waterproofing solutions provides up to a ten-year warranty.

The panel also expressed that building owners need to consider the quality of the construction materials used. Ester Goh, Senior Manager of Nippon Paint, commented that during refurbishment works such as repainting, building owners tend to think only of a quick facelift. However, the process is much more meticulous. Nippon Paint has strict procedures, including site inspections and proposals for the necessary refurbishment work, to ensure the building’s surface is ready. No matter the quality of the paint, without a proper inspection, it will be a waste of building management funds.

Adzman Shah Mohd Ariffin, past president of RISM, also emphasised that quality workmanship and materials are required in the pre-development stage of buildings to reduce resource waste and constant rectifications, which become a burden on strata residents. Most developers tend to skimp on anti-efflorescence systems, which helps prevent the formation of white chalky deposits on buildings that tend to appear two to three months post-construction. This gives the impression that the building is ‘ageing’ prematurely, once again burdening building owners who will have trouble selling or renting out the buildings. Nippon Paint’s Anti-Efflorescence system is the first in the region to provide a warranty with the cutting-edge hydrophobic technology, provides excellent water repellency to reduce water seepage and deformability & flexibility to reduce surface cracks against exterior harsh weather, preventing salt deposits on wall, ensuring lasting integrity and aesthetics.

Create More Sustainable Buildings by Reducing Energy Wastage

Prevention should be prioritised in energy savings efforts. Instead of solely introducing greener power sources, it is more effective to focus on solutions that reduce overall energy consumption.

This includes implementing energy-efficient systems and promoting energy-saving habits among residents. The simple act of switching to LED lights can save an average of 15% on electricity usage. Buildings that use heat-resistant coatings, such as Nippon Paint Weatherbond Solareflect Extreme and Nippon Paint Solaroof, reflect the sun’s heat and reduce surface temperatures for up to 5°C. Consequently, this cools down buildings and lowers energy expenditure by reducing the reliance on air conditioners.

With over 50 years in Malaysia, Nippon Paint, through Refurbishment Solutions, remains at the forefront of fostering sustainable refurbishments with innovative solutions. By emphasising the importance of quality materials, certified workmanship, and energy-efficient practices, Nippon Paint is dedicated to enhancing the longevity and sustainability of buildings while encouraging ongoing collaboration and dialogue with industry experts and government entities.

Motherhood Through Colours: Encouraging Postpartum Recovery and Child Mental Health through Colour Therapy

Nippon Paint Malaysia Creates a Haven for Mothers and Children

Share

Kuala Lumpur, 6 May 2024 – In conjunction with this year’s Mother’s Day, Nippon Paint Malaysia Sdn Bhd (“Nippon Paint”) delved into the transformative power of colours, recognising the ability to create nurturing environments that promote emotional balance and wellness for both mothers and children alike.

In the years following the pandemic, people have increasingly prioritised their mental well being and sought to create safe havens, particularly within their homes. Research has also highlighted the psychological and direct impact of colours on human mood and behaviour1, further reinforcing the significance of mindful colour choices. Nippon Paint maintains its dedication to this year’s theme of Colour Trends2, inspiring individuals to embrace a lifestyle where they can live better, feel better, and ultimately become better versions of themselves.

Creating a better environment for postpartum mothers

Nippon Paint shed light on postpartum depression in Malaysia, noting the importance of creating a nurturing and soothing environment for mothers during this critical period. Postpartum depression unfortunately affects about 3.9% to 22.8% of Malaysian women, and globally, up to 40 million women each year and almost within the first year after childbirth3. The environment in which a mother recovers postpartum greatly influences her ability to bond with her baby. “As much are we know colours can impact our psychology, we would like to show all mothers how we can use colours to make you feel better and live better, ultimately turn your living space into a haven for the baby and especially for you,” Jo-Lynn Yap, Senior Manager of Group Colour Leadership & Strategic Marketing at NIPSEA.

Cool colors, such as blue and green, create a calming atmosphere, while warm colors, like red and orange, energize and cozy up spaces. Designed for Nippon Paint, this guide helps in choosing the right colors for interior design.

Presented by Jo-Lynn Yap, the slides above show that colours have different psychological effects, all of which could really play a role in the mother’s mental well-being up to the children’s growth.

Cleaner Indoor Air Quality for Children

Statistics from the Malaysia Clean Air Society found that Malaysian adults typically spend about 14 hours indoors daily, while children spend around 90% of their time indoors and infants nearly 100%. This makes our indoor spaces critical for our growth and daily well-being, with interior design and wall colours playing a significant role in our mental health and overall wellness. Contributing to a safer, healthier, and more hygienic indoor environment, Nippon Paint’s Spot-less Plus, a hydrophilic stain-repellent paint, not only offers high water and stain resistance but also fights off viruses and bacteria, making indoor environments safer, healthier, and more hygienic. “Nippon Paint goes beyond providing paint; we strive to support mothers by creating spaces that enhance their living environments. There is also a transformative power of colours in creating serene spaces for both little ones and busy moms. From crafting calming nurseries using protective technology4 to playing with paint illusions for spacious or cosy vibes, our goal for this Mother’s Day was to encourage parents to design functional and mood-boosting environments,” as Gloria Soong, Colour Studio Manager, Nippon Paint Malaysia highlighted. Especially useful for busy, multitasking moms, “Us moms wear a million hats these days, juggling work, children, and jumping from schedule to schedule, so we really want to empower mothers through colours in their spaces. Did you know that having energising colours in spaces like your workroom could really give you that extra push to power through your busy day? Alternatively, using calm and light colours in your rest areas could benefit your downtime and, even better, make it more spacious and airier.” added Gloria. The events highlighted Nippon Paint’s innovative wellness range, such as the Odour-less AirCare range, known for absorbing indoor pollutants like harmful Formaldehyde or Anti-Formaldehyde with Active Carbon Technology, all while being anti-fungus, ammonia-free and ultra-low VOCs (Volatile Organic Compounds), best for busy families. Additionally, the VirusGuard is formulated with anti-viral and anti- bacterial performance and has proven to be effective against COVID-19 and HCOV, which causes respiratory infections. It is also anti-fungus, has anti-mould properties and is also near zero VOC, making them highly recommended for interiors for children and their care as well as medical facilities. Ultimately giving families one less thing to worry about in their homes. This Mother’s Day, we are committed to continuing to be Malaysia’s number 1 paint brand for families through innovative paint solutions and showcasing our ongoing commitment to supporting families across Malaysia. At Nippon Paint, we strive not just to create safe and healthy environments but also to create the Most Beautiful Homes, making it our vision for this year. SHAH ALAM, 16 May 2024 – Nippon Paint (Malaysia) Sdn. Bhd (“Nippon Paint”) proudly announces its strategic collaboration with Persatuan Pengurusan Kompleks Malaysia (“PPK Malaysia”) for its Maintenance and Refurbishment Workshop, aiming to upskill industry players and elevate the maintenance and refurbishment standards of shopping malls nationwide.

As the representative entity for Malaysian shopping centers, PPK Malaysia remains at the forefront of disseminating vital industry insights to its esteemed members. This collaboration signifies Nippon Paint’s unwavering commitment to enhancing the retail sector, which continues to display promising growth, with forecasts projecting a steady 4% annual increase in sales, underscoring the sector’s resilience and upward momentum.

Tay Sze Tuck, General Manager of Nippon Paint Malaysia said, “Nippon Paint aims to elevate the aesthetics, functionality and safety of these establishments, recognizing the importance of staying competitive in an ever-evolving retail landscape,”.

He added that “we believe investment in maintenance and refurbishment of malls plays a key role in not only upholding Malaysia’s architectural structure but also contributes to enhancing the retail landscape by empowering industry professionals with essential skills and knowledge for maintaining safety standards, mitigating potential hazards, and delivering exceptional experiences to both retailers and patrons evidently, stimulating economic growth for the nation.”

Upskilling for Safety and Longevity of Structures

Nippon Paint’s Total Coating and Construction Solutions (TCCS) serve as a comprehensive framework for mall revitalization, the first in the region offering tailored refurbishment solutions ranging from repainting to re-waterproofing and reflooring. This structured approach, coupled with stringent quality assurance measures and expert workmanship, ensures not only safety and regulatory compliance but also customer satisfaction.

The 5-step service framework implemented by Nippon Paint reiterates their dedication to excellence, covering everything from site assessment to post-assessment and handovers. Through this holistic approach, Nippon Paint aims to streamline property maintenance, making it more efficient, cost-friendly, and hassle-free for mall operators.

“Since our inception in 1984 as a networking associate of shopping malls in Malaysia, we have always strived to connect, network, and share best practices among our members. We often have our ‘Teh Tarik Talk (TTT)’ sessions to delve into new avenues as we understand shopping malls now not only compete against each other, but also face competition from e-retailers worldwide hence it’s important for us to be ahead to mitigate issues said Evelyn Lo, Executive Director of Persatuan Pengurusan Kompleks Malaysia (“PPK Malaysia).

‘We do believe that shopping malls have a competitive advantage in bringing people together. This collaboration with Nippon Paint has amplified our initiatives and reflects our shared commitment to empowering our members with a comprehensive solution. We certainly hope to continue this fruitful collaboration to further drive growth in the shopping mall and retail sector” Lo added.

Talent Geared to Manage Compliance and Mitigate Long-Term Costs

Investing in training and upskilling within the operational domain is crucial for fostering a culture of safety and minimizing potential hazards. Recognizing the inherent risks associated with maintenance issues such as efflorescence, cracks, fungus, and water leakage, many of which result from non-adherence to correct application methods, protocols, and optimal equipment utilization, is essential. By acknowledging these issues early, not only can industry players reduce the occurrence of maintenance issues, but also ensure regulatory compliance and adherence to best practices, ultimately enhancing the beautification and structural integrity of shopping malls in the country.

Sunway Malls a participant at the workshop mentioned that “having a reliable maintenance partner like Nippon Paint can make all the difference, especially when cost is a concern. Here, we gained invaluable insights, especially on techniques like treating fungus before coating, ensuring lasting solutions rather than quick fixes. Prioritizing quality and longevity will lead to significant long-term savings on maintenance expenses. This knowledge will be shared across our maintenance teams, ensuring consistent quality across all our malls.”

The impact of continuous upskilling within the landscape with key players ensures that talent pools remain updated with industry trends and knowledge, consequently enhancing the quality of building infrastructure. Nippon Paint, through its comprehensive Total Coating and Construction Solutions (TCCS), will continue to contribute to this by leveraging its vast expertise to uplift industry standards.
